Here’s the checklist our technicians follow on an HVAC maintenance checkup (average visit: 45 minutes):

• Check and calibrate the thermostat
• Check the defrost control board (heat pump systems)
• Clean or replace the filter (filter supplied by customer)
• Inspect the contactor, relays, and circuit boards
• Inspect the disconnect box
• Check refrigerant (operating) pressures
• Inspect the indoor blower motor
• Inspect the condensate drain for blockages
• Check the run and start capacitors
• Inspect bearings and lubricate all moving parts
• Check the belt
• Inspect the outdoor condenser coil and report its condition
• Inspect the high-pressure and low-pressure switches
• Inspect the duct seal at the unit and secure the cover panels
• Inspect the indoor evaporator coil and report its condition
• Check and document superheat and subcooling (cooling charge accuracy)
• Check voltage and amperage to all motors and the compressor
• Inspect wiring and tighten electrical connections
• Check and document the indoor temperature split
• Run and test the complete system

When to Schedule Your AC Tune-Up (Spring, Before the First Heatwave)

Schedule your air conditioner tune-up in spring, before Northern Virginia’s first real heatwave. Spring gives the technician good conditions to check refrigerant charge, and it gets you ahead of the summer rush — by June, everyone’s calling and same-day slots disappear.

Once a year is the minimum. If your system is older than 10 years, or you run the AC hard from May through September, a second checkup in early summer keeps it in shape during the season. Skip winter tune-ups for cooling: cold temperatures limit what can be accurately tested.

The best week to book is when daytime highs are consistently in the 60s and 70s. That’s when you’ll get the fastest appointment and the most accurate readings.

AC Inspection vs. Tune-Up

People use “ac inspection,” “air conditioning check up,” and “ac tune up” interchangeably, but they’re slightly different services:

An AC inspection (check-up) is diagnostic — the technician examines the system, measures performance, and reports what’s wrong or wearing out. It’s the right choice when something feels off but you haven’t booked a repair yet.

An AC tune-up is hands-on — inspection plus cleaning, tightening, lubricating, and calibration. The system leaves in better condition than it arrived in.

AVS’s standard HVAC maintenance checkup does both: full inspection and the maintenance work, in one 45-minute visit. If you’re comparing “hvac servicing” quotes, make sure you’re comparing the same thing — a quick once-over is not the same as a full tune-up.

What an AC Tune-Up Prevents

A tune-up catches the small failures that become expensive repairs in July. Common examples:

• A weak capacitor caught at the tune-up is a small, planned fix. A failed capacitor in August is an emergency repair — and per our AC repair cost guide, capacitor replacement runs $199 – $385.
• A clogged condensate drain caught early is a five-minute clear. Left alone, it backs water into the drain pan and onto your ceiling.
• Low refrigerant caught in spring is a leak check and recharge. Run all summer low, and the compressor works itself to death — that’s a system replacement conversation.
• Loose electrical connections tightened in spring are a non-issue. Arcing connections in July are a fire risk and a dead system.

Fifteen to twenty years is a realistic AC lifespan — but only for systems that get maintained. Unmaintained systems often fail years early, and some manufacturer warranties require proof of regular maintenance, so check your warranty terms.
